Section 718.503(2) entitles a resale buyer to receive, at the seller's expense, eight documents: the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and budget, the milestone inspection summary if applicable, the latest structural reserve study or a statement that none exists, the turnover inspection report if applicable and the Frequently Asked Questions and Answers document. Plus a form explaining how the condominium is governed.

How long do I have to back out?
7 days excluding weekends and holidays, from signing and receiving the documents, when the contract uses that clause.

A resale contract must state one of two things: that you received the documents more than 7 business days before signing, or that you may void the contract in writing within 7 business days of signing and receiving them. You can also extend closing by up to 7 business days if the documents arrive late. Any waiver of that right has no effect, and the right ends at closing. The sensible move is to read the minutes and the budget within that window, not after.

What if I buy from the developer?
Then the window is 15 days and the contract says so in capitals.

When the seller is the developer, section 718.503(1) requires the contract to state, in conspicuous type, that you may void it in writing within 15 days of signing and receiving all the documents the developer must deliver, and again within 15 days of receiving an amendment that changes the offering against you. That is the pre-construction rule, which has its own guide.
